In case you are having a 9 to 9 job or if you are out of station or out of country we help you in managing your tenant, whether it is collecting the rent or any other problem related to your tenant and property.
We have two schemes and you can choose from the two options. Tenant Management Silver and Tenant Management Gold.
We will do a thorough check of your property, note down the furnitures and fixtures and make a list of all the items.
Rental Agreement Drafting
We will help you in drafting and finalizing your rental/lease agreement according to the standard format. In case you are not in a position to be there physically and take care of all these formalities, we provide you with the necessary paperwork to appoint a representative of your choice to sign on your behalf. For this purpose you will have to pay the additional charges for the relevant legal service provided.
Explaining Restrictions and Responsibilities to the Tenant
We will brief the tenant regarding the limitations, restrictions and responsibilities of the tenant (while they are using the property) at the time of signing the lease/rental agreement.
Exit Inventory Check
When your tenant vacates your property and you are not physically present, we will be there personally to check if all the furniture and fixtures are in order and if there is no damage to property. We will make a list of all the items and in case of any damage we will send you a report of the same. We will also guide you on the deductions to be made during final settlement.
Our package includes four inspections in a year, periodically or when the need arises. However, initially, we will draw up a provisional timetable of our visits, when we start our services. Later on we will be following the schedule based on the availability of the tenant. An appointment will be fixed with the tenant for a general inspection of the property and a report will be submitted to you. In case we make additional visits other than what is mentioned in the timetable, it will be charged extra.
Rent Collection and Deposit
We will promptly collect the rent cheque from the tenant and deposit it in your bank account based on the information and instructions given by you. We will send you a scanned copy of the deposit receipt.
Utility Bill Payment
You will be sent alerts regularly regarding monthly charges (water, electricity and maintenance bills) that have to be paid. The responsibility of paying these bills on time lies with the tenant or owner. However, if you need our assistance we will make the payment for you, but the payment amount has to reach us beforehand.
This service is not available in Silver Plan
Validity : One year.
Silver Plan – For 6 visits, service fee is Rs. 8000/-
Gold Plan – For 12 visits, service fee is Rs.12,000/-
These charges will be valid only within city limits (25 Km radius). Additional fees will be charged for places outside the city limits. Extra charges will be levied for government and miscellaneous fees applicable.
